Grand price achieved for Viridian Noosa Grande Villa
$7.3 million dollar off the plan sale for four bedroom, three bathroom luxurious Viridian Resort villa 25 February 2008 Joint venture developers Leighton Properties and the Macquarie Group of Companies have 7.3 million reasons to believe that they are doing something right with confirmation of the AUD $7.3m sale this month of the largest and most luxurious villa available in the Viridian Resort & Spa Noosa development on Noosa Hill.
At 586 square metres, the ‘Grande Villa’ is one of two of the largest villas currently selling off the plan as part of the 197 resort unit development in the prestigious Hastings Street precinct. The second villa remains available for an asking price of AUD $5.9m.
If the budget doesn’t stretch quite that far prices start from $656,000 for a one bedroom suite. Off the plan sales of the Viridian Resort & Spa are now approaching $80M with the 53 villas that form part of the penthouse collection attracting significant attention.
The $7.3m sale is one of the highest prices achieved in the region. It follows the sale of several prestige properties over the past 12 months including a private home in the Noosa Hinterland for $8m, a Hastings Street beachfront apartment for $6.6m, and two homes at Sunshine Beach and Witta Circle for $7.6m each.*
Project Director Bob Borger said: “The offer of high quality product coupled with direct access to Hastings Street and Main Beach has seen strong buyer interest in Viridian.” “Viridian’s iconic Noosa Hill location bordered by the Noosa National Park is irreplaceable. When combined with Noosa’s track record of high property value growth, astute buyers recognise the value of that combination,” Bob said.
Designed by internationally acclaimed Australian architect John Mainwaring, the Grande Villa features four generous bedrooms; three bathrooms; private lift access; uninterrupted hinterland and ocean views over Laguna Bay to Double Island Point; is fitted with top quality European appliances and fittings; boasts a concealed scullery adjacent to the large kitchen and its own private plunge pool.
Although grand in design the villa complements its natural bush setting due to the use of passive solar control and cross ventilation, solar electricity, natural gas, water storage and recycling, natural stone flooring and use of eco sensitive materials such as plywood walls and timber batten screening.
The Viridian Resort & Spa is due to open to the public in 2009. When complete it will feature 11 buildings centred around leisure facilities including swimming pools, a theatrette, poolside dining, bar, restaurant, gym and sauna, day spa, walking trails and the largest conference facilities in the region. Viridian is expected to announce details of the construction company appointed to build the Resort in the very near future.
