Beachfront property a shore thing
Gold Coast Bulletin | 1-2 November 2008
BEACHFRONT property prices on the Coast will double within the next seven years.
Despite the world's current financial crisis, this was the prediction of Midwood Report author Bill Morris, who believes now is the right time to buy into the luxury beachfront market.
There was no backing away from Mr Morris's claims by Ray White Broadbeach real estate agent Michael Kollosche, who said that despite a slowdown in turnover of 'blue-chip assets' in recent months, it would always be seen as a good investment.
Mr Kollosche said the market was showing many of the beachfront properties being sold were still bringing in prices within 10 per cent of their market value.
"In regards to the volume of properties, the turnover has slowed, but the prices being fetched for that end of the market are still very high," he said.
"Anyone looking to buy property needs a long-term view and there is little doubt now is the time to invest."
Beachfront living is at a premium on the Coast, with the city the only place in Australia where you can buy a high-rise apartment right on the beach.
Supporting the comments were figures from property researchers RP Data and Rismark International, who feel the Coast's resilient market, while experiencing a slight downturn, would bounce back through continued population growth and an eventual drop in interest rates.
The drop in interest rates was another factor supported by Mr Kollosche, who believed many would reconsider their investments if the Reserve Bank lowers the rate on Tuesday.
Mr Kollosche said interest rates could also provide the property market the boost it had lacked of late. "A lot of investors have been leaving their money in term deposits but if the rates go down many may look at other investments, he said.
"And the blue-chip assets have always been a good investment that a lot of people may look at."
But, he said, it was hard to determine whether many investors looking at the beachfront market were doing so to cash in.
